By accessing the website ortigiapaartments.it (hereinafter referred to as the “Website”), visiting it, using it, and/or using any of the applications available through any platform, you declare that you have read, understood, and accepted the terms and conditions set out below (including the Privacy and Cookie Policy ).

The Terms of Use constitute a binding agreement between Ortigia Apartments and the guest who uses the Website, books, and purchases the services offered.
The guest is also subject to the specific conditions applicable to each individual service (including details regarding the destination, departure date and duration of the stay, price, and applicable taxes), as specified in the catalog. These specific conditions form an integral and substantial part of the contract between Ortigia Apartments and the guest.
Use of the Website, reservations, and the purchase of services are subject to the guest’s acceptance of these Terms of Use.

The guest is therefore required to thoroughly review the Terms of Use, as well as any specific conditions applicable to individual services, made available on the Website before making a reservation. By purchasing a service offered by Ortigia Apartments, the guest automatically accepts the Terms of Use.

The Terms of Use may be modified at any time without prior notice; however, such modifications will not apply to orders submitted by the guest prior to the date of the change.

Stay in the Accommodation

The home rental service allows any guest who accesses the Website to view and purchase stays in one of the properties managed by Ortigia Apartments.

Standard Rate

The rental agreement is established between the guest and the property owner or lawful tenant. Upon arrival at the property, depending on the legal requirements applicable in that location and for that type of accommodation, it may be necessary to sign a rental contract between the guest and the owner.

By confirming a reservation, the guest accepts the contractual conditions of the rental service, acknowledging that they have fully reviewed them prior to purchasing the service and that they will receive a summary copy after the reservation.

Payment Methods

Payment Deadlines and Cancellation Policies

Payment deadlines and cancellation methods depend on both the selected accommodation and the type of rate purchased at the time of booking.

The reservation includes a free cancellation window that varies depending on the accommodation. The free cancellation period is displayed at the time of booking on the Website and in the booking confirmation email received after payment.
If cancellation requests are received by Ortigia Apartments on the final eligible date for a refund, only those submitted within the free cancellation deadline will be considered valid.

In the event of a cancellation after the deadlines listed above, or in the case of a no-show, Ortigia Apartments will retain the full amount of the stay.

Promotional Rate

Booking a stay under a Promotional Rate is subject to specific payment terms and cancellation policies, which differ from those described for the Standard Rate.

“Promotional Rate” refers to any offer available on the Website at a discounted price compared to the Standard Rate. These offers are non-cancellable, require full payment at the time of booking, and cannot be combined with any other promotion or ongoing initiative for the same reservation.
If a guest cancels a reservation made under a Promotional Rate, the full amount of the booking will be retained by Ortigia Apartments.

Cancellation Requests

Cancellation requests must always be communicated in writing via email to info@ortigiapartments.it and are subject to the cancellation policy associated with the Rate selected at the time of booking.

Modification Requests

Any modification must be requested by sending an email to: info@ortigiapartments.it.

Modifications to reservations are subject to availability, the maximum capacity of the property, current prices, and the following conditions:

Increase in the number of days or guests

Possible if the apartment is available for the requested dates or has sufficient capacity. The modification is confirmed only after payment of the difference between the original amount paid and the new total.

Reduction in the number of days or guests

Possible without additional charges if the request is received within the free cancellation period of the booked accommodation, unless the apartment was booked under the Promotional Rate. If the reduction is accepted and results in a lower total price, Ortigia Apartments will recalculate the total amount of the stay, reducing the outstanding balance or refunding the difference.

Refunds

Ortigia Apartments will refund the amount paid online for the reservation in the following circumstances, provided that the guest fulfills the related obligations:

• Cancellation by the guest within the terms specified in the booking conditions (Terms & Conditions).

• Cancellation by the property owner, only if neither Ortigia Apartments nor the owner is able to offer an alternative accommodation acceptable to the guest.

• Uninhabitability of the apartment at any time during the stay, provided the guest notifies Ortigia Apartments within 24 hours of the issue and no suitable alternative accommodation is found.

• If the apartment does not match the features described on the website at the time of booking, provided the guest notifies Ortigia Apartments within 24 hours of check-in and no acceptable alternative can be offered.

Refunds — whether partial or full — can only be issued to the same payment method used at the time of booking. Processing time depends on the payment provider, and any delays cannot be attributed to Ortigia Apartments.

Arrival and Departure

Check-in takes place according to the instructions provided in the booking confirmation, typically between 3:00 p.m. and 8:00 p.m. The guest must confirm their arrival time at least 48 hours in advance.

A representative of Ortigia Apartments (or the property owner) will be present at the agreed-upon time to deliver:

• the keys to the property

• informational brochures about the city and things to see and do

• a paper contract to be signed

The guest must provide a cash security deposit if required and must present valid identification documents for all occupants. Guests cannot be admitted without a valid ID.

Check-out must be completed according to the instructions in the booking confirmation, typically by 10:00 a.m.

The security deposit will be refunded after inspection if:

• No damage is found in the property

• No fines have been issued due to illegal activities by the guest

• Trash has been properly sorted and disposed of according to local regulations

• The house is left in acceptable cleaning conditions

Early or Late Check-in/Check-out

Guests may request check-in or check-out outside standard hours. For arrivals after 8:00 p.m., a supplement between €20 and €40 applies. Guests are asked to contact Ortigia Apartments prior to arrival to reconfirm availability.

Children and Infants

Children under 2 years old do not count toward the daily rate of the property. The number of guests and their ages may affect the amount of any tourist tax required by the local municipality.

Accommodation, services, experiences, and travel packages offered by Ortigia Apartments are valid as long as they appear on the Website, unless otherwise specified, and are subject to availability. Photographs are illustrative and not contractually binding.

Price Transparency

All prices are listed in Euros and include VAT.
Service descriptions specify what is included in the price and any special conditions.

Miscellaneous

To the extent permitted by law, these Terms of Use and our services shall be governed and interpreted in accordance with Italian law, and any dispute shall be submitted exclusively to the competent courts of Milan (Italy).

If any clause of these Terms of Use is deemed invalid or unenforceable, all other clauses shall remain in effect. A valid clause with a similar purpose and effect will replace the invalid one, and the guest agrees to accept it in accordance with the content and purpose of these Terms of Use.
